Welcome to the Foothills of San Marcos!

Foothills is a land-owned, 55+ homeowners association located in beautiful San Marcos, CA. The Foothills is a manufactured home park that contains 123 residences spread over 26 acres of beautiful landscape. HOA dues are low, and there are plenty of amenities to enjoy!

Our community is run by a 7-person volunteer Board of Directors and professionally managed by PK Community Management of Escondido, located at 1900 Sunset Drive Suite D Escondido, CA 92026. For management questions, please call PK at (760) 746-9127.

If you have a community area-only maintenance request, please send an e-mail to the Maintenance Department and Director by clicking on the button below. Maintenance needed on individual homes is the responsibility of the owner and should not be included in this request.

At the entrance to the park stands the clubhouse. Always something going on!
The main clubhouse area is huge, and accommodates many events each year.
In the clubhouse courtyard is a beautiful pool!
Tables, chairs and umbrellas surround the pool.
Plenty of room to lounge around.
Next to the pool is a 2400 sq ft recreation room!
A spa is also available, set in its own private area.
A well-equipped billiards room is also present!
A game and card room gets plenty of use.
For the readers out there, a well-stocked library!
Crafts, anyone? The Foothills has a dedicated craft area!
The clubhouse has a full kitchen area, suitable for hosting large parties.
The kitchen is always kept spotless!

The Foothills has a 3/4 acre grassy park that has a million dollar view!
Solar has been installed for the whole park, which means residents enjoy a substantial monthly discount on their electric bills!
