Welcome to the Foothills of San Marcos!

Foothills is a senior (55+) land-owned manufactured home park located in beautiful San Marcos, CA. There are 123 residences spread over 26 acres of beautiful landscape. HOA dues are low, and there are plenty of amenities to enjoy! Park Map

The Foothills of San Marcos Owners Association is governed by a 5-person volunteer Board of Directors who manage the park’s daily operations and maintain the common areas. Management assistance is provided by PK Community Management of Escondido (PK). PK is located at 1900 Sunset Drive Suite D Escondido, CA 92026. For management questions, please call PK at (760) 746-9127.

At the entrance to the park stands the clubhouse. Always something going on!
The main clubhouse area is huge, and accommodates many events each year.
In the clubhouse courtyard is a beautiful pool!
Tables, chairs and umbrellas surround the pool.

Next to the pool is a 2400 sq ft recreation room!
A spa is also available, set in its own private area.

The Foothills has a 3/4 acre grassy park that has a million dollar view!
Solar has been installed for the whole park, which means residents enjoy a substantial monthly discount on their electric bills!
